The design for Darling Island Stage 3 is predicated on a strong environmental initiative to provide an office building that responds to the site orientation and which achieves a minimum five-star Green Star rating, with the ability to incorporate additional systems to achieve 6 star rating. These initiatives are to be incorporated into a development concept that is commercially viable and robust enough to respond to the current and future demands of the market.
ESD initiatives incorporated into the building includes: Chilled Beam/Ceiling Technology - The development proposes the use of chilled beams for air conditioning instead of conventional VAV system, allowing for 30% reduction in greenhouse gas emissions and reduced floor to floor heights. Harbour Heat Rejection - harbour water will be used for heat rejection from the mechanical plant, which will negate the need for cooling towers to the entire site, which frees up the roof space. Multi-Water Reuse Plant - Harvests clean water from raw sewage for toilet flushing and park irrigation (black water). |
